This project involved the demolition of an office building and construction of a single structure residential development comprising 60 apartments, 45 mainstream and 15 affordable, with a mixture of 1, 2 and 3 bedrooms.

 

Massing, scale and materials were carefully considered to respect the eclectic mix of building styles and sizes in the street. The long southern aspect offered by the site was exploited for maximising sunlight and views to the Edinburgh skyline and Edinburgh Castle. Majority of apartments have generous balconies facing south west and penthouses benefit from large roof terraces. The materials palette was predominantly masonry, with metal & timber effect cladding, glazed balustrades and slate effect tiles. The main entrance to the site is distinguished with a feature corner which faces up Annandale Street, visible from bustling Leith Walk to the south east.
